a) Receive one Goodman Reward Point for every AU$300 (exclusive of GST) of average net effective rental income (per annum) secured on a new leasing deal where you are acting on behalf of Goodman and the lease commences on or after 11 February 2025 for a lease term of no less than three years, to be redeemed within the Goodman Ultimate+Rewards Incentive Program:
OR
b) Receive Goodman Rewards Points for sales revenue (land or investments) and off-market acquisitions where you are acting on behalf of Goodman and the value is greater than $20 million (exclusive of GST) where the contract of sale is executed and has settled on or after 11 February 2025, to be redeemed within the Goodman Ultimate+Rewards Incentive Program.
A summary of points values are as follows:
i. Receive 2,000 Reward Points for deals valued between $20 million to $50 million (exclusive of GST)
ii. Receive 5,000 Reward Points for deals valued between $50 million to $100 million (exclusive of GST)
iii. Receive 10,000 Reward Points for deals valued greater than $100 million (exclusive of GST)
Terms and Conditions apply, as set out below.
c) This promotion (“Incentive Program”) is applicable to any new leasing or sale transaction completed in accordance with the aforementioned dates within Goodman Group’s Australian portfolio of properties, including stabilised and development assets.
d) In the terms and conditions set out herein, “you” and “your” refer to each agent identified in a Nomination Form (described below).
Reference to the “Goodman Group” means:
i. any trust or fund of which Goodman Funds Management Australia Limited is the responsible entity or trustee;
ii. any trust or fund of which Goodman Funds Management Limited is the responsible entity or trustee;
iii. any trust or fund of which Goodman Industrial Funds Management Limited is the responsible entity or trustee;
iv. any trust or fund of which Tallina Pty Limited is the responsible entity or trustee;
v. any trust, fund or subtrust which is wholly or partly owned by a trust referred to in clause d;
vi. Goodman Limited or any related body corporate of Goodman Limited;
vii. the trustee or responsible entity of Goodman Australia Development Fund, Goodman Trust Australia, Goodman Australia Industrial Fund or the KWASA Goodman Industrial Trust;
viii. Goodman Australia Development Fund, Goodman Trust Australia or Goodman Australia Industrial Fund, and reference to the Goodman Group in this agreement means any one or more of the Goodman Group members listed in this clause d.
e) By providing to us a completed Nomination Form, you agree to be bound by the terms and conditions set out herein. We may revise these terms and conditions at any time in our absolute discretion by posting revised terms and such revision will take effect when it is posted on the domain name goodmanultimaterewards.com (“Website”). The Website and the Incentive Program is operated by Goodman Property Services (Aust) Pty Ltd ABN 40 088 981 793 (“Goodman”). Your continued use of this Website and each submission of a Nomination Form will be regarded as your acceptance of these terms and conditions as amended from time to time.
SECTION A – Earning Reward Points:
1. Goodman reward points (“Reward Points”) will be awarded on execution of an agreement for lease, unconditional lease, sale transactions, or off-market acquisitions (which does not relate to a Data Centre), upon settlement, between the customer and any entity within the Goodman Group, on terms and conditions acceptable to Goodman, for any of the available space within the Australian portfolio where the agent is acting on behalf of Goodman. If more than one agent has acted, the Reward Points may be allocated at Goodman’s discretion. Any transaction where the agent is acting on behalf of a third party will not be eligible for Reward Points issued by Goodman.
2. If an agent wishes to participate in the Incentive Program, a fully completed Nomination Form (available on the Website) may be submitted by the entrant following the execution of an agreement for lease, unconditional lease or settlement of a sale described in item 1 above. The Nomination Form must be submitted no later than (a) four weeks after the lease commencement of a Qualifying Leasing Agreement or (b) within four weeks after the settlement date of a Qualifying Sale Agreement. Time is of the essence. If no Nomination Form within this period of time or an incomplete Nomination Form is received, then the relevant transaction will not be eligible for Reward Points.
3. To be eligible for Reward Points for leasing transactions, the entrant must have been the agent acting in relation to a new agreement to lease or lease (which does not relate to a Data Centre), for a lease term of not less than three years, executed on or after 11 February 2025 (“Qualifying Leasing Agreement”). The Qualifying Leasing Agreement must relate to vacancies or developments at property owned within the Goodman Group but excludes any introduction where a Goodman Group member has already entered into exclusive discussions, an agreement to lease or lease between members of the Goodman Group, or other documentation in relation to any Goodman Group premises.
4. To be eligible for Reward Points for a sale transaction, the entrant must have acted as an agent in relation to an unconditional sales transaction (which does not relate to a Data Centre) executed and settled on or after 11 February 2025 (“Qualifying Sale Agreement”). The Qualifying Sale Agreement must relate to the disposal of property owned by a Goodman Group member but excludes any introduction where a Goodman Group member has already entered into exclusive discussions, a sale between members of the Goodman Group, or any kind of option agreement to sell the property.
5. To be eligible for Reward Points for an off-market acquisition, the entrant must have acted as an agent, in relation to an unconditional purchase contract or agreement of an off-market property (which does not relate to a Data Centre) executed and settled on or after 11 February 2025 (“Qualifying Purchase Agreement”). The Qualifying Purchase Agreement must relate to an off-market acquisition of property by one or more members of the Goodman Group but excludes any introduction where a Goodman Group member has already entered into exclusive discussions, a purchase between members of the Goodman Group, or any kind of option agreement to purchase or acquire the property.
6. Agents may only accrue Reward Points once in relation to each Qualifying Leasing Agreement, Qualifying Sale Agreement or Qualifying Purchase Agreement. In relation to a leasing transaction, for the avoidance of doubt, if an agreement for lease and a lease are both executed in relation to the same property within the promotional period, this will constitute one Qualifying Leasing Agreement.
7. Goodman’s decision in relation to any aspect of the promotion is final, and no correspondence will be entered into to vary the terms of the promotion.
8. For leasing transactions, Reward Points will be awarded at a calculation of one Reward Point for every AU$300 (exclusive of GST) of net effective rental income received per annum. A maximum of 10,000 Reward Points can be earned per Qualifying Leasing Agreement. For avoidance of doubt, the Reward Point is calculated based on the actual net effective rental income receivable by the Goodman Group member from the customer, which is rent described in the Qualifying Lease Agreement less any incentives approved by the lessor.
9. For sale transactions or off-market acquisitions, Reward Points will be awarded for transactions with values greater than $20 million (exclusive of GST). At a calculation of 2,000 Reward Points for transactions between $20 million to $50 million (exclusive of GST), 5,000 Reward Points for transactions between $50 million to $100 million (exclusive of GST), and 10,000 Rewards Points for transactions greater than $100 million (exclusive of GST). A maximum of 10,000 Reward Points can be earned per Qualifying Sale Agreement or Qualifying Purchase Agreement.
10. The Incentive Program applies to individuals who are qualified agents. Where you are an employee (of an agency or otherwise), you warrant that your employer is aware of and has expressly allowed you to participate in the Incentive Program.
11. The Incentive Program does not apply to any sale transactions, off-market acquisitions or leasing transactions that relate to a Data Centre.
SECTION B – Claiming Reward Points
1. Once an agent has successfully completed the Qualifying Leasing Agreement or Qualifying Sale Agreement and they wish to participate in the Incentive Program, it is the agent’s responsibility to complete a Reward Points Nomination Form (“Nomination Form”) via the program website detailing the agent name and agency, their respective Goodman contact, the customer name, the property address and the date of which the Qualifying Leasing Agreement was signed, or in the case of a Qualifying Sale Agreement or a Qualifying Purchase Agreement, the date on which settlement occurred. Agents are not required to submit a Nomination Form if they do not wish to participate in the Incentive Program.
2. On receipt of a Nomination Form, Goodman, in its sole discretion, will determine the total number of Reward Points to be awarded to the agent and assign these to the individual on a Reward Points tracking database (which will be managed by Goodman).
3. Reward Points will be awarded solely in the name of the agent(s) that is (are) named on the Nomination Form. If more than one agent is named on the Nomination Form, and both agents wish to split the Reward Points, the average net effective rental income or sale price in relation to the Qualifying Leasing Agreement, Qualifying Sale Agreement or Qualifying Purchase Agreement (as applicable) may, at Goodman’s discretion, be equally apportioned between the named agents. The balance of each agent’s apportionment may indicate the split of Reward Points to which the agent is entitled.
4. Goodman accepts no responsibility for unclaimed Reward Points.
SECTION C – Redeeming Reward Points
1. Reward Points can be redeemed for either Travel Rewards, Gift Voucher Rewards, or Eligible Donations (“Rewards”).
2. Reward Points can be redeemed for four tiers of travel rewards as outlined below (“Travel Reward”):
a) Platinum travel reward – 8,500-10,000 points
b) Gold travel reward – 5,000-7,500 points
c) Silver travel reward – 2,000-3,700 points
d) Bronze travel reward – 1,200-1,350 points
3. You may choose to redeem your points for a combination of Travel Reward tiers if you have sufficient points for the combination of reward tiers chosen.
4. Reward Points can be redeemed for gift voucher rewards as outlined below (“Gift Voucher Reward”):
a) Bronze gift voucher rewards – 1,000 points
5. You may choose to redeem your points for a combination of Gift Voucher Reward tiers if you have sufficient points equivalent for the combination of that rewards chosen.
6. Reward Points can be redeemed for the purposes of making a donation. Goodman will make the donation to the charity of your choosing at a rate of 1 point for $3 to be donated. The charity must be a registered charity on the Australian Charities and Not-for-Profits Commission. For tax purposes, you acknowledge that Goodman (or its nominee) will be the donor and, if applicable, the charity will be directed to provide a receipt of the donation to Goodman (or its nominee). Upon request, Goodman will provide you evidence that the donation has been made to the nominated charity.
7. Reward Points must be redeemed within 18 months of being awarded or they will be forfeited (“Redemption Period”).
8. Reward Points will be forfeited if an Insolvency Event relating to the customer that is the subject of the Qualifying Leasing Agreement, occurs within the Redemption Period.
Insolvency Event includes:
(a) where the customer is a corporation, the customer:
(i) goes into liquidation or provisional liquidation or an application is made for it to be wound up;
(ii) has a receiver, manager, receiver and manager, administrator, voluntary administrator, controller (as defined in section 9 of the Corporations Act 2001 (Cth)) or similar officer appointed to it or any of its assets;
(iii) makes an assignment for the benefit of, or enters into an arrangement with, its creditors; or
(iv) commits an act of insolvency, is insolvent or is presumed insolvent under the Corporations Act 2001 (Cth), or
b) where the customer is an individual:
(i) a bankruptcy notice is served on it and is not satisfied, compromised with the creditor or stayed within 14 days after the notice is served; or
(ii) the customer dies, or
c) whether the customer is a corporation or an individual, the customer:
(i) stops or suspends payment of any of its debts;
(ii) has a judgment entered against it which is not satisfied or compromised to the satisfaction of the judgment creditor or stayed within 14 days of its entry; or
d) anything occurs having a substantially similar effect to the events specified in paragraphs (a)-(c).
1) Goodman requires a minimum of four weeks’ advance notice for all Gift Voucher Reward bookings, which are subject to availability. Goodman makes no representation that a particular gift voucher shown on the Website (“Gift Voucher”) will be available at the time of nomination. If a particular Gift Voucher Reward nominated by you is not available, Goodman will advise you in writing and you may select another available reward during the Redemption Period.
2) All Gift Voucher Rewards are subject to separate terms and conditions determined by the issuer of the Gift Voucher. By selecting a Gift Voucher Reward, you warrant to Goodman that you have read and accept the terms and conditions governing the Gift Voucher.
3) Any queries, concerns or disputes relating to the use of any Gift Voucher Reward or any goods or services acquired by using a Gift Voucher Reward must be directed to the third-party issuer of the Gift Voucher and not to Goodman. Goodman will not be responsible for or respond to any correspondence relating to a Gift Voucher once it has processed in accordance with your request for a Gift Voucher Reward.
4) All Travel Rewards will need to be booked at least 90 days in advance and are subject to availability.
5) Reward Points that are redeemed for a Travel Reward outside of the calendar year in which the Reward Points are awarded or validity periods noted in the reward description, may incur additional costs. Any such additional costs are to be borne by you.
6) Goodman reserves the right to alter any of the Rewards offered within the platinum, gold, silver or bronze tiers at any time.
7) Travel Rewards that are redeemed after 31 March 2025 may be subject to variation in inclusions.
8) You may request to use additional Reward Points in your account for one or more of the following purposes in relation to the Travel Reward being claimed by you:
(a) to upgrade the flight class; (b) to upgrade the hotel class; (c) to upgrade the room in the hotel; (d) to add an additional person/s; and (e) to extend the number of days of a hotel stay in the location of the Travel Reward, (collectively, the “Travel Award Additions”).
9) Goodman, in its sole discretion, will determine the total number of Reward Points that are necessary to be applied to the Travel Award Additions, which may vary from time to time.
10) Unless expressly stated, all other costs and expenses associated with taking any of the Travel Rewards become your responsibility including, but not limited to:
(a) costs associated with visa applications; (b) costs associated with passport applications; (c) additional taxes; (d) costs associated with inoculations; (e) transfers; (f) insurance; (g) additional spending money; (h) meals (not specified); (i) all airline taxes; (j) domestic airfares if required; (k) any extra sightseeing or activities; (l) any additional accommodation; and (m) all other incidental and ancillary costs, incurred by you and/or your travel partner as a direct or indirect result of taking the Travel Reward that are not otherwise stated as included in the Travel Reward packages.
11) The Travel Reward packages are subject to availability at the time of booking. If the selected reward is unavailable for whatever reason, an alternative package may be chosen at Goodman’s discretion.
12) You and your travel partner (if any) must have a valid passport that is valid for the period during which you intend to take the Travel Reward and up to six months after your intended return to Australia. Goodman will not be responsible for any delays or cancellations caused by you, your travel partner or a third party (e.g. an airline, a health regulation etc) which may cause travel plans pursuant to a selected Travel Reward to be cancelled, modified or delayed. Reward Points will not be reimbursed if such changes or cancellations to a selected Travel Reward occur.
13) The itinerary is to be determined by Goodman and a selected travel management partner selected by Goodman in agreement with the agent, however, in the event that agreement cannot be reached, Goodman or the selected travel management partner reserves the right to determine the itinerary.
14) A credit card imprint or cash deposit will be required from you and/or travel partner at check-in to hotels for all incidental charges.
15) It is your and your travel partner’s personal responsibility to ensure that you have all valid documentation, including but not limited to valid passports, visas, insurance and health requirements which meet the requirements of immigration and other government authorities at every destination. Any fines, penalties, payments or expenditures incurred as a result of such documents not meeting the requirements of those authorities will be your and your travel partner’s sole responsibility.
16) You (and any companion) must depart from and return to the same departure point and travel together.
17) Frequent flyer points will not form part of the Travel Reward package.
18) Flight schedules and accommodation arrangements are subject to change without notice.
19) Goodman makes no representation as to the safety conditions or any other conditions that may exist at any destination. International travel advice can be obtained from various sources, including government, local consular offices and the website of the Australian Department of Foreign Affairs and Trade.
20) As a condition of redeeming Goodman Reward Points, you (and any companion) must sign any legal documentation in the form required by Goodman or the selected travel management partner or other organiser or provider.
21) Goodman Group member employees and Goodman employees are not eligible to benefit from, participate in or accompany an agent on redemption of their Reward Points.
22) A Reward selected by you must be taken as stated and no compensation will be payable if you are unable to use the Reward Points as selected under any circumstances. The Reward Points are not transferable to another person (unless a request for same is submitted in writing by the agent to Goodman and the request is approved by Goodman in writing) or exchangeable for other goods and services and cannot be redeemed as cash. Any element of a selected Reward that is unused by the end of the Redemption Period will be forfeited and no compensation will be paid in lieu of that element of the package.
SECTION D – General Terms and Conditions
1. By participating in the Incentive Program you agree that your name, points balance and total points accumulated will be displayed on the Website, which will be updated by Goodman from time to time.
2. Goodman reserves the right to terminate the Incentive Program at any time. Upon termination, all unredeemed Reward Points will be forfeited without further notice and Goodman’s obligations under these terms and conditions will immediately come to an end.
3. Goodman will not be liable for any kind of loss or damage, including (without limitation) any loss or reduction in your advantages and any detriment or disadvantage, resulting from any alteration to or termination of the Incentive Program, the right to earn or redeem Reward Points, or any of the Rewards.
4. Goodman is not responsible for any tax liability or other statutory charges and levies (including but not limited to income tax, payroll taxes and fringe benefits tax) that you or any third party (including your employer) incurs arising from or in connection with your participation in the Incentive Program.
5. These terms and conditions are governed by and construed in accordance with the laws of New South Wales, Australia.
